Who it's for

When the policy asks for a roof inspection.

Some landlord and property-owner insurance policies ask for a flat roof to be inspected at set intervals by a competent roofing contractor. Your policy wording says how often, who can do it and what the report must show, so check it with your broker first.

Blocks of flats

Managing agents, right to manage and residents’ management companies, freeholders.

Flat roofs over blocks, stair cores, bin stores and garage blocks. A dated report for the building’s insurance file, with any work listed and priced so you can plan it and budget for it.

Commercial and mixed-use

Landlords, building owners and FM teams.

Shops with flats above, offices, units and warehouses. A dated record of the roof for the insurer, and the defects listed in order of how soon they need doing.

Whether our report meets your policy is your insurer’s decision. What we can promise is a roofer on the roof, a dated record of what we found, and a straight answer on what needs doing.

On the roof

What we check.

No drone. A roofer walks the roof and looks at the details up close.

  • The membrane across the whole roof, and every seam and lap
  • Upstands, flashings and edge trims, where a lot of leaks start
  • Outlets, gutters and drainage, and any ponding
  • Rooflights, vents, kerbs and plant supports
  • On a green roof: the outlets, the margins, the edges and the sedum
  • Any earlier patch repairs, and how they are holding up
In the report

What you get.

Within 24 hours of the inspection.

  • The date of the inspection and the address of each roof
  • Photos of the whole roof and of every defect
  • Every visible defect, with how serious it is
  • Drainage and ponding
  • Our estimate of the roof’s age and remaining life
  • Recommended work with indicative costs, and a firm quote on request
  • Written in plain English, ready to pass to your broker or insurer
How it works

From addresses to report, in four steps.

One roof or a whole portfolio. We quote each job before booking.

  1. 01

    Send us the roofs

The addresses, how many roofs, how we get on to each one, and your renewal date. Use the form, or email us any letter or form from your broker too.

  2. 02

    We quote the job

We quote each job and confirm the fee before booking: inc VAT for homeowners, + VAT for businesses and managing agents.

  3. 03

    A roofer walks the roof

No drone. We go up on to the roof and check the seams, edges and outlets up close.

  4. 04

    Report within 24 hours

Your dated report with photos arrives within 24 hours of the inspection.

After a storm

Storm damage, or wear and age?

We tell you which, in writing.

After a storm we inspect the roof and give you a dated photo record of the damage, our opinion on whether the storm caused it, and an itemised repair quote to send to your insurer or loss adjuster.

If the damage is wear and age rather than the storm, the report says so. A straight answer up front is worth more than a claim that comes back refused.

We do not handle or negotiate the claim itself. That stays between you and your insurer.

Two ways to book

FAQ

Insurance inspection questions

Policies, reliance, timing, roof types, storms and cost.

Will my insurer accept your report?
That is your insurer’s decision. Read the policy wording, or ask your broker, to see how often the roof must be inspected, who can inspect it and what the report has to show. Our report is dated, with photos, every visible defect and the recommended work with indicative costs, and we write it so you can pass it straight on.
Who can rely on the report?
You, your insurer and your broker, and your own clients. For a managing agent, that includes the freeholder or residents’ management company you act for.
Can I see a sample report?
Yes. Ask and we will send you one.
How quickly can you do it before a renewal?
The report comes within 24 hours of the inspection. Tell us the renewal date when you get in touch and we’ll tell you when we can get to the roof.
How often do I need an insurance inspection?
If your policy says how often, follow the policy. If it doesn’t, we recommend an insurance inspection once a year.
Which roofs do you inspect?
Single ply and green roofs. Felt, GRP and asphalt roofs are outside our inspection reports. If one of those is near the end of its life, we can quote to replace it with single ply.
Do you use a drone?
No. A roofer walks the roof. We’d rather check the seams, edges and outlets up close.
What about storm damage?
After a storm we can inspect the roof and give you a dated photo record of the damage, our opinion on whether the storm caused it, and an itemised repair quote. If the damage is wear and age rather than the storm, the report says so. We do not handle or negotiate the claim; that stays between you and your insurer.
Can you inspect several buildings?
Yes, and we have worked for managing agents before. Send us the addresses and how we get on to each roof, and we quote the job before booking. We travel up to 100 miles from our yard near Rotherham for managing agents.
Can you quote for the repairs too?
Yes. The report gives indicative costs for the recommended work, and we give a firm, itemised quote on request. You are under no obligation to use us. If the work needs a Section 20 consultation, our quote can be one of the estimates; running the consultation stays with you.
What if the report lists repairs?
Get them done, by us or anyone else, and keep the invoice with the report. A report records the bad as well as the good, so an insurer can see a defect that was flagged and left. If your policy asks for regular inspections, a maintenance plan gives you a dated report every visit and fixes small problems on the day.
What does it cost?
A one-off inspection report is our roof survey: £250–£600 a roof depending on size and access, inc VAT for homeowners and + VAT for businesses and managing agents. We quote each job before booking. Maintenance plans start from £150 a visit inc VAT for homes and £450 a visit + VAT for commercial roofs.
