Survey questions

How much does a roof survey cost?
£250–£600 depending on roof size, access, and report depth. That is inc VAT for homeowners and + VAT for businesses and managing agents. Pre-purchase surveys sit at the lower end. For several roofs or buildings, send us the addresses and we confirm the fee for the whole job before booking.
Is this the same as your free quote visit?
No. If you just want a price for roofing work, we visit, measure up and send a written quote at no charge — book a free quote visit. A roof survey is a separate paid service: a written condition report you can hand to a solicitor, lender, insurer or tenant.
Why use you and not a general surveyor?
General building surveyors flag problems but rarely know why a roof is failing or what it'll cost to fix. We're roofers — we know the systems, we know the failure patterns, and we cost the repairs accurately. The report is more useful and far more actionable.
Which roofs do you survey?
Single ply and green roofs. Felt, GRP and asphalt roofs are outside our surveys. If one of those is near the end of its life, we can quote to replace it with single ply.
How long does a survey take?
On site: 1–2 hours for a domestic roof, half a day for commercial. Report turnaround: 3–5 working days (faster on request). An insurance roof inspection report comes within 24 hours of the inspection.
Will you quote for the work too?
Yes — we can include an indicative quote if asked, and a firm quote on request. You're under no obligation to use us for the work itself. Many clients use our report and get other contractors to bid against our numbers.
Can you survey a roof you didn't install?
Yes, if it is single ply or a green roof — the vast majority of surveys we do are on roofs fitted by other contractors. We're objective; we're not trying to slag off the previous installer.
Will a lender or insurer accept the report?
That is their decision, so check with them what they need. The report is dated, with photos and every visible defect listed, and we write it so you can pass it straight on. Can you help with an insurance claim?
On single ply and green roofs, we can give you a dated report with photos, our opinion on whether a storm caused the damage, and an itemised repair quote to send to your insurer or loss adjuster. We do not handle or negotiate the claim itself; that stays between you and your insurer.
