Rough guide: £100–£118/m² inc VAT for single ply replacement on most homes, from £90/m² on larger roofs. Insulation upgrade is +£40/m², and scaffolding adds £1,000–£2,000 on first-floor roofs and higher. So a 30 m² single-storey extension is £3,000–£3,540, or £4,200–£4,740 with the insulation upgrade. The written quote we send after our visit is fixed. The only thing that ever changes is when we find unforeseen issues stripping out (e.g. rotten deck, asbestos in old felt) — and we'll quote those separately before doing the work, never afterwards.

Modern single ply membranes have a 40+ year design life in UK conditions. Most carry manufacturer-backed warranties of 20–25 years (we offer 20 as standard). With light periodic maintenance, it should reach that design life.

GRP is rigid, glued in place, and prone to cracking — typically failing within 10–15 years. Single ply is flexible, with heat-welded seams. Better fire rating, better lifespan, better warranty. Full comparison here.

Felt was standard for decades but degrades under UV and tears with movement. Single ply lasts 3–4× as long, looks cleaner, and stays watertight at parapets and around penetrations where felt fails first.

We're certified across 7 manufacturer systems: Sika (Sikaplan/Sarnafil), Protan, IKO (Armourplan), Icopal Monoplan, Fatra (Fatrafol), Alwitra, Renolit (Alkorplan). Most contractors are tied to one — we pick the right system for the roof, not the only one we're allowed to fit.

Yes — most systems we install carry Broof(t4), the highest external fire rating in the UK. We can also specify FM Global approved systems for commercial projects whose specification requires them.

Repair if the roof is under ~12 years old, damage is localised, and the rest of the roof is sound. Replace if the roof is 15+ years old, multiple leaks across different areas, blistered/brittle membrane, or you're paying for repairs every year.

Most home roofs take a day. One with roof lanterns, gutters and other details takes two days at most. Commercial work is scheduled and phased with you in advance.

Only if the roof is on a first floor or higher. Single-storey extensions and most garages can be done from ground or a tower scaffold (much cheaper).

Yes — and we strongly recommend it. When a flat roof is replaced, Building Regs usually require it to reach a U-value of 0.18 W/m²K. We add PIR insulation board to hit spec (+£40/m²), which cuts the heat lost through the roof.

We strip it, bag it, and take it off site. You don't need to provide a skip unless you want one.

On a roof with life left in it — yes. We use the same single-ply patches and welded seams we'd use on a new roof. A proper repair often outlasts the rest of the roof.

£250–£600 depending on roof size, access, and report depth: inc VAT for homeowners, + VAT for businesses and managing agents. Pre-purchase surveys sit at the lower end, and for several roofs or buildings we confirm the fee for the whole job before booking. This is a paid inspection of a single ply or green roof, with a written report; if you just want a price for work, our quote visit is free.

Yes, on single ply and green roofs, with a dated report and photos within 24 hours of the inspection. Some landlord and property-owner policies ask for a regular flat roof inspection: see flat roof inspections for insurance. You can have a one-off roof survey, or a maintenance plan with a dated report and photos every visit. Whether that meets your policy is your insurer's decision, so check the wording with your broker. If the policy doesn't say how often, we recommend an insurance inspection once a year.

Single ply, EPDM, GRP and felt are all electrical insulators, but water and the deck below conduct electricity. We place a low-voltage electrode on the roof and scan the surface — any breach completes a circuit and we know exactly where the leak is, to sub-centimetre accuracy.

A flat £500 for the electronic test and a full written report. Repair costs quoted separately based on what we find.

No. Very low voltage, only needs a damp surface. The roof is left in exactly the condition we found it (apart from now knowing where the holes are).

Yes if you want — but you're under no obligation to use us for the work. Many clients use our report and get other contractors to bid against our numbers.

On a full installation: 20-year manufacturer-backed warranty on the membrane (up to 25 years on commercial systems) plus a 20-year workmanship guarantee from us. Both in writing. Repairs are different — repair guarantees depend on the material and are typically shorter, because when we patch one section of an old roof we cannot honestly guarantee a different part of the same roof will not fail next year. We tell you the realistic guarantee for your specific repair at the quote visit.

Usually, yes. Manufacturer warranties generally ask for periodic inspection and drain clearance. Check your warranty terms: if the roof has not been maintained, a claim can be refused when you need it most. See our maintenance plans.

Yes, if it is single ply or a green roof — most of our maintenance contracts are on roofs fitted by other contractors. We assess condition at the first visit and quote accordingly.
