Rawmarsh sits on the hill between our yard and Rotherham, about seven minutes from Newsam Road in Kilnhurst. Our vans come through most working days on the way into Rotherham, down past Parkgate towards the town centre, so fitting in a Rawmarsh quote visit is rarely a problem.

Up the hill and down in Parkgate

Rawmarsh is really two places. The older town grew up on the high ground, and Parkgate grew up below it around the ironworks and the railway, on the land where the retail park stands now. The flat roofs we see follow the same split.

The older streets at the top of the hill, around the town centre and Ryecroft. Terraces and older semis with small felt roofs over back kitchens, bathrooms and outhouses, most of them laid between the 1960s and 1980s. By now they are usually cracked at the laps and patched more than once, and stripping them back to fit single ply is the lasting fix. Expect around 12 to 18 m², one day on site and £1,800 to £2,300.

The post-war estates, including the Haugh Road area. Semis and council-built housing with a garage or rear extension on almost every plot. Old felt and 1990s GRP are both common. A garage roof replacement here usually comes in at £1,800 to £2,200.

Parkgate and the newer infill. Parkgate’s terraces have the same small back-extension roofs as the older parts of Rawmarsh. Newer houses around Roundwood tend to have GRP from when they were built, and much of it has reached the age where the seams start to split.

Exposed roofs need the right fixings

Houses on the higher, more open streets take more wind than those tucked down in the valley. On a flat roof that shows up at the edges and corners, where the wind tries to peel the covering back. When we fit a mechanically fixed single ply membrane, the fixing pattern follows the manufacturer’s wind-load design for the site, with closer fixings around the perimeter and corners, and we finish the edges with proper trims rather than relying on adhesive alone. It is a small detail, and it matters most on exposed sites.

Garages first

Across Rawmarsh the most common flat roof of all is on a garage, either detached or built onto the side of the house. A single garage is usually around 20 m², and most we can strip and re-cover in a day if the weather holds. If the garage is part of the house and you use the room, ask about a warm roof upgrade at the same time: insulation above the deck adds £40/m² and makes the space far easier to keep warm.
