Winter Flat Roof Tips: Repair, Replace or Wait? (2026)
Get your flat roof ready for winter: a pre-winter checklist, what to do if it leaks in the cold, and when to repair, replace now or wait for spring.
Straight answer first: before winter, clear the outlets and gutters, look over the roof from somewhere safe, and get any split, lifted seam or damp patch repaired while there are still dry days to do it. If the roof is near the end of its life, replacing it now usually works out better than patching it through a wet winter. And if it does start leaking in the cold, it can still be fixed: a single ply roof can be laid in winter, as long as the deck is dry and free of frost.
A lot of winter leaks start as something small that could have been fixed in the autumn: an outlet full of leaves, a seam that had started to lift, a crack nobody had looked at. This guide covers what to check, what to do if water comes through, and how to decide between a repair, a new roof now, or a new roof in spring.
Why winter finds the weak spots
A flat roof that copes fine in summer gets tested hard between November and March:
- Rain for days on end. Small defects that let in a drip in summer let in a steady leak in a wet week.
- Freeze and thaw. Water gets into a crack, freezes, expands, and opens the crack a little further each time.
- Blocked outlets. Autumn leaves and moss block outlets and gutters, so water sits on the roof and finds any weak point.
- Wind. Gales get under loose edge trims and lifted seams and peel them back.
There’s more on what frost and snow do to the different roof types in how frost and snow can wreck a flat roof.
Your winter flat roof checklist
Do this in October or November, on a dry day. Look from an upstairs window, or from a ladder at the edge of the roof with someone footing it. Don’t walk on the roof when it’s wet, frosty or icy, and never step on a rooflight.
| Check | What to look for | What to do |
|---|---|---|
| Outlets, gutters and downpipes | Leaves, moss or silt; water backing up | Clear them if you can reach safely. Blocked outlets are the biggest single cause of ponding and leaks. |
| Standing water | Puddles still there 48 hours after rain | One puddle at a blocked outlet: clear the outlet. Puddles all over the roof: usually a problem with the falls, so book a quote visit. |
| The surface | Splits, cracks, blisters in felt, crazing in GRP | A single split can usually be repaired. Cracking all over is a sign the roof is near the end. |
| Edges and upstands | Edge trims lifting, seams opening, flashings pulled away from the wall | Get it fixed before the winter gales get under it. |
| Rooflights, vents and pipes | Cracked or missing sealant round anything that comes through the roof | These are common leak points. A proper welded detail beats another bead of mastic. |
| Trees | Branches over the roof or touching it | Cut them back. Leaves block the outlets and branches rub the membrane in the wind. |
| Inside | Stains on the ceiling, damp smells, mould in the corners of the room below | Note when it appears. Damp after rain points to a leak. Damp on cold, dry mornings can be condensation. |
| Your paperwork | Warranty terms | Manufacturer warranties usually ask for regular maintenance. Check yours so a claim isn’t refused later. |
If you can’t see the roof safely, that’s what our maintenance visits are for: an inspection, outlets and gutters cleared, small repairs done on the visit, and a dated photo report.
Snow on a flat roof: usually leave it
In a normal Yorkshire winter, let snow melt on its own. Going up with a shovel does more harm than the snow: metal blades cut membranes, and climbing onto an icy roof is how people get hurt. What matters is that the meltwater can get away, so keep the outlets clear if you can reach them safely.
If you’re worried about how much weight the roof is carrying, or a ceiling under it starts to sag or crack, keep everyone out of that room and get a structural engineer to look at it. The structure is the engineer’s call, not a roofer’s.
Leaking in winter? What to do first
- Protect the inside. Put a bucket under the drip and move anything valuable. If water is coming through near a light fitting, switch that circuit off at the consumer unit and leave it off until an electrician has checked it.
- Take photos of the stain and the roof (from the ground or a window), and note when it leaks: during rain, after a frost, or only when it’s windy. It helps find the cause.
- Don’t go up on a wet or icy roof to throw a tarpaulin over it.
- Call us on 07807 815181. For active leaks in South Yorkshire we often get out the same day or the next.
The leak isn’t always above the drip. Water can run along the deck before it comes through the ceiling, so the hole can be some distance away. How to find a leak in a flat roof explains how we track it down, including electronic leak detection (£500 for the test and a written report) when it can’t be found by eye.
A proper patch needs a dry, frost-free surface to weld or bond to. In a wet spell that can mean waiting a day or two for the right weather, which is one more reason to get small problems fixed in the autumn.
Repair, replace before winter, or wait for spring?
Here’s how we’d decide:
| Your roof | What we’d advise |
|---|---|
| One split, a lifted seam or a blocked outlet, and the rest of the roof is sound | Repair it now. Most patch repairs are £250–£500. |
| Felt or GRP over 15 years old, leaking in more than one place, blistered or brittle, or you’re paying for a repair every year | Replace it before winter if you can. Patching it through a wet winter usually means paying for repairs and then for the roof anyway. |
| Leaking now and past saving | Replace it, even in winter. If the new roof can’t start straight away, ask whether a repair is worth doing to hold it until then. |
| Old, but dry inside, outlets clear and no splits | It can probably wait until spring. Book a free quote visit now so you know the cost and can plan for it. |
| Single ply laid by someone else, and you’re not sure what state it’s in | A Roof Survey (£250–£600) tells you its condition and roughly how long it has left. |
As a rule of thumb, a roof under about 12 years old with damage in one place is usually worth repairing. A roof over 15 years old with problems in several places usually isn’t. We’ll always tell you straight which side of that line yours is on. See our flat roof repairs and flat roof replacement pages for how each job works.
Signs it’s time for a new roof
- Age. Felt typically lasts 10–20 years in total. A felt roof past 15 is living on borrowed time.
- The same leak keeps coming back, or there are leaks in more than one place.
- The surface has gone. Felt that’s blistered or brittle all over, or GRP that’s crazed and cracked across the roof.
- Ponding all over the roof, not just at one blocked outlet.
- A soft or springy deck. That usually means water has already got into the boards underneath.

Can you replace a flat roof in winter?
Yes. The photo at the top of this page was taken on one of our jobs in December. A single ply membrane is laid as large sheets, and the seams are welded with hot air rather than a flame. Test welds are made and tear-tested before work starts, and the finished seams are probed.
What holds a winter job up is the deck, not the cold:
| Conditions on the day | What happens |
|---|---|
| Cold but dry, and above freezing | Work goes ahead. |
| Rain forecast | We plan the day around it. If we can’t work safely, we down tools and come back the next dry day. Your roof never gets left exposed overnight. |
| Frost or ice on the deck | We wait until it’s cleared and the surface is dry. The membrane can’t go down on a frozen or wet deck. |
Most home roofs are done in a day, and one with roof lanterns, gutters and other details takes two days at most. A wet spell can push the start date back a day or two.
How long it takes to get a new roof on
| Step | Typical time |
|---|---|
| We get back to you after an enquiry form | Within one working day |
| Free quote visit | Usually within 2–5 working days. Often the same day or next day for active leaks. |
| Your written quote | Follows the visit |
| Booking the job in | Usually 2–4 weeks for domestic work |
| The job itself | Usually a day. Two at most for a roof with lanterns, gutters and other details. |
So if you want a new roof on before the worst of the weather, October and November are the time to call. Commercial work needs more lead time, especially if it has to be phased around your business.
What it costs
Homeowner prices, inc VAT, from our estimator:
- Repairs: from £250. Most patch repairs are £250–£500.
- New single ply roof: £100–£118/m². A single garage (about 20 m²) is £2,000–£2,360; a double garage (about 30 m²) is £3,000–£3,540.
- Insulation (warm roof): adds £40/m². Winter is when you notice a cold room under a flat roof, and the insulation is far easier to add while the old roof is off. See warm roof upgrades.
- Scaffolding: £1,000–£2,000 for roofs from first floor up.
- Smallest new roof: £950, however small the roof.
The full breakdown is in how much a flat roof costs, and every price is on our pricing page. Commercial roofs are quoted per job and are + VAT.
After the winter: book a spring check
Once the worst of the weather has passed, get the roof looked at again. Winter damage is easier and cheaper to fix in spring than after another year of weather.
If you have a single ply or green roof, a maintenance plan takes care of it. It starts from £150 a visit inc VAT for homes (once a year is enough for most) and from £450 a visit + VAT for commercial roofs, which we visit twice a year, in spring and autumn. Each visit includes the inspection, outlets and gutters cleared, small repairs done there and then, and a dated photo report you can show your warranty provider.

Winter flat roof FAQs
Can a flat roof be replaced in winter? Yes. Single ply seams are welded with hot air, which works in the cold. What stops work is rain, frost or ice on the deck, so we plan around the forecast, and your roof is never left exposed overnight.
Can you fix a flat roof leak in winter? Yes. A proper patch needs a dry, frost-free surface, so in a wet spell the repair is done on the next dry day. For active leaks in South Yorkshire we often get out the same day or the next to find the cause.
Should I clear snow off my flat roof? Usually no. Shovels damage the membrane and icy roofs are dangerous. Keep the outlets clear so meltwater can drain if you can reach them safely. If you’re worried about the weight on the roof, or a ceiling starts to sag, keep people out of that room and call a structural engineer.
Is that damp patch a leak or condensation? If it appears after rain, it’s most likely a leak. If it appears on cold, dry mornings, it may be condensation, which is common under uninsulated (cold deck) flat roofs. Our guide to finding a leak in a flat roof explains how to tell.
How often should a flat roof be checked? Once a year is enough for most homes. Commercial roofs are best checked twice a year, in spring and autumn. Always check the outlets after a storm or once the leaves have come down.
When is the best time of year to replace a flat roof? When it needs it. Spring to autumn gives longer days and more dry weather, but a single ply roof can go on at any time of year as long as the deck is dry and frost-free. If your roof is past saving, waiting for spring usually means a winter of buckets and repairs first.
Is it worth repairing an old flat roof just to get through the winter? Sometimes. If one repair stops the leak and the new roof is booked for spring, it can make sense. If the roof is leaking in several places, the money is usually better spent on the new roof.
