Leak detection questions

How does electronic leak detection actually work?
We use the principle that single ply, EPDM, GRP, and felt are all electrical insulators — whereas water (and the deck below) conducts electricity. By placing a low-voltage electrode on the roof and scanning the surface, any breach in the waterproof layer completes a circuit and we know exactly where the leak is.
How accurate is it?
Sub-centimetre. We can find pinhole punctures that visual inspection would never catch.
How much does it cost?
Electronic leak testing + a full written report: £450–£950 depending on roof size. Repair costs are quoted separately based on what we find — typically £250–£500 for small breaches.
How long does it take?
A standard domestic roof: 1–2 hours on site, report within 48 hours. Commercial roofs are quoted per size.
Will the test damage my roof?
No. We use very low voltage and need only a damp surface — the roof is left in the same condition as we found it (apart from now knowing where the holes are).
What if you can't find the leak?
On any roof type where electronic detection works, we will find it. The technique is highly reliable on single ply, EPDM, GRP, and modern felt. On built-up bitumen with multiple layers and complex flashings, additional thermal or smoke testing may be needed — we'd advise this at survey stage.
Can you repair on the same visit?
Most of the time, yes — we carry common repair materials. For larger or non-standard repairs we'll quote separately and book in.
