Old felt roofs

The most common replacement — 1970s–90s felt is usually past saving by year 15.

Failed GRP fibreglass

Cracked or delaminated GRP. Single ply is a far better long-term fix.

Tired EPDM rubber

Shrinkage at edges, glue failures — we replace with mechanically fixed single ply.

Asphalt and chippings

Heavy, dated, and usually leaks at the upstands. Time for something modern.

    Old roof removed cleanly, debris bagged. We sheet-protect surrounding areas.

    Substrate prep

    Deck checked, repaired if needed. New VCL and insulation laid where required.

    Single ply mechanically fixed or adhered. Heat-welded seams, hand-finished detail work.

How long does a flat roof replacement take?
Most domestic jobs (20–40 m²) take 2–4 days. Larger extensions or commercial work is scheduled with you in advance.
How much does it cost?
From £90/m² for a single ply replacement. Scaffolding adds £1,000–£2,000 if needed. Insulation upgrade is +£40/m². A typical 30 m² extension costs around £3,500–£5,000 all in. Get an instant estimate.
Do I need scaffolding?
Only if the roof is on a first floor or higher. Single-storey extensions and most garages can be done from ground or a tower scaffold (much cheaper).
Can you upgrade the insulation while you're at it?
Yes — and we strongly recommend it. Building Regs require a U-value of 0.18 W/m²K on replacements. We add PIR insulation board to bring you to spec (+£40/m²) and your heating bills drop noticeably.
What happens to the old roof?
We strip it, bag it, and take it off site. You don't need a skip unless you want one.
What guarantee do I get?
A 20-year manufacturer-backed warranty on the membrane, plus a 10-year workmanship guarantee from us. Both transferable if you sell the building.
Can I just replace part of the roof?
Sometimes — if there's a clear break (e.g. extension vs. main roof). For the same roof area we always replace fully; patching new onto old creates trouble at the join.
