General
Where are you based and how far do you travel?
Our HQ is on Newsam Road, Kilnhurst, S64 5UL — between Rotherham and Mexborough. Domestic work: all of South Yorkshire (S, DN and surrounding postcodes). Commercial work: we travel further for the right project — we've worked as far as Oxford and the North East.
Are you actually local or one of those national companies with a Yorkshire postcode?
Genuinely local. Family-run, every roofer on our team lives within 20 minutes of the yard, and Chris (the name on most of our Google reviews) is the owner. You can knock on the door if you're passing.
How quickly can you get out to look at my roof?
For South Yorkshire postcodes: typically 2–5 working days for non-urgent surveys, often same-day or next-day for active leaks.
Are you insured?
£10m public liability, £10m employer's liability. Certificates provided to clients, QSs or insurers at contract stage on request.
Do you have references / can I see previous work?
Yes. Pricing & estimates
How much does a flat roof cost?
Rough guide: £90/m² for single ply replacement. Scaffolding adds £1,000–£2,000. Insulation upgrade is +£40/m². So a typical 30 m² extension is £3,500–£5,000 all in. Repairs from £250. Use the estimator for an instant range tailored to your roof.
How much does a garage roof cost?
£1,800–£2,500 for a typical 16–22 m² single garage roof, including strip-out of the old roof. Larger or trickier-access garages can be more.
How much does a repair cost?
Most patch repairs are £250–£500. We'll always tell you honestly whether repair is the right call or whether replacement makes more sense.
Are estimates free?
Yes — site surveys and written quotes are free, with no obligation. Estimator quick-prices online are also free and instant.
Are your prices fixed or do they change after the survey?
Our written quote post-survey is fixed. The only thing that ever changes is when we find unforeseen issues stripping out (e.g. rotten deck, asbestos in old felt) — and we'll quote those separately before doing the work, never afterwards.
Single ply
How long does a single ply roof last?
Modern single ply membranes are tested to last 40+ years in UK conditions. Most carry manufacturer-backed warranties of 20–25 years (we offer 20 as standard). With light periodic maintenance, the membrane often outlasts the building.
How does it compare to GRP fibreglass?
GRP is rigid, glued in place, and prone to cracking — typically failing within 10–15 years. Single ply is flexible, with heat-welded seams. Better fire rating, better lifespan, better warranty. Full comparison here.
How does it compare to felt?
Felt was standard for decades but degrades under UV and tears with movement. Single ply lasts 3–4× as long, looks cleaner, and stays watertight at parapets and around penetrations where felt fails first.
Which manufacturer system do you fit?
We're certified across 7 manufacturer systems: Sika (Sikaplan/Sarnafil), Protan, IKO (Armourplan), Icopal Monoplan, Fatra (Fatrafol), Alwitra, Renolit (Alkorplan). Most contractors are tied to one — we pick the right system for the roof, not the only one we're allowed to fit.
Is single ply fire-rated?
Yes — most systems we install carry Broof(t4), the highest external fire rating in the UK. We can also specify FM Global approved systems for commercial projects requiring insurance-grade fire performance.
Repairs & replacement
When is repair the right choice vs replacement?
Repair if the roof is under ~12 years old, damage is localised, and the rest of the roof is sound. Replace if the roof is 15+ years old, multiple leaks across different areas, blistered/brittle membrane, or you're paying for repairs every year.
How long does a replacement take?
Domestic (20–40 m²): 2–4 days. House extension: 2–4 days typically. Commercial work is scheduled and phased with you in advance.
Do I need scaffolding?
Only if the roof is on a first floor or higher. Single-storey extensions and most garages can be done from ground or a tower scaffold (much cheaper).
Can you upgrade the insulation while you're at it?
Yes — and we strongly recommend it. Building Regs require U-value 0.18 W/m²K on roof replacements. We add PIR insulation board to hit spec (+£40/m²) and your heating bills drop noticeably.
What happens to the old roof?
We strip it, bag it, and take it off site. You don't need to provide a skip unless you want one.
Will the repair really last?
On a roof with life left in it — yes. We use the same single-ply patches and welded seams we'd use on a new roof. A proper repair often outlasts the rest of the roof.
Surveys & leak detection
How much does a roof survey cost?
£250–£600 depending on roof size, access, and report depth. Pre-purchase surveys at the lower end, commercial multi-roof surveys at the higher end.
How does electronic leak detection work?
Single ply, EPDM, GRP and felt are all electrical insulators, but water and the deck below conduct electricity. We place a low-voltage electrode on the roof and scan the surface — any breach completes a circuit and we know exactly where the leak is, to sub-centimetre accuracy.
How much does leak detection cost?
Electronic leak testing + a full written report: £450–£950. Repair costs quoted separately based on what we find.
Will the leak test damage my roof?
No. Very low voltage, only needs a damp surface. The roof is left in exactly the condition we found it (apart from now knowing where the holes are).
Will you quote the work too after a survey?
Yes if you want — but you're under no obligation to use us for the work. Many clients use our report and get other contractors to bid against our numbers.
Warranties & maintenance
What warranty do you offer?
20-year manufacturer-backed warranty on the membrane as standard (up to 25 years on commercial). 10-year workmanship guarantee from us. Both transferable if you sell the property.
Do warranties require maintenance?
Yes — almost every manufacturer warranty requires periodic inspection and drain clearance. If you don't maintain the roof at least annually, you can void the warranty when you need it most. See our maintenance plans.
How often should the roof be inspected?
Domestic: once a year. Commercial: twice a year (Spring and Autumn). Heavily trafficked or critical roofs more often.
Will you maintain a roof you didn't install?
Yes — most of our maintenance contracts are on roofs fitted by other contractors. We assess condition at the first visit and quote accordingly.
Is the maintenance plan a lock-in contract?
No. Pay per visit, cancel any time.
Commercial & FM
Do you do commercial / industrial / warehouse roofs?
Yes — commercial is a major part of what we do. Factories, warehouses, schools, healthcare, retail, public sector. See our commercial page for full detail.
Are you FM Global / BBA approved?
We're certified installers for all systems we offer — most of which carry BBA, BRE and / or FM Global approvals. We supply documentation of specific approvals at quote stage so your QS or insurer can verify before sign-off.
Do you provide RAMS, COSHH and ISO docs?
Yes. Project-specific RAMS, COSHH assessments, fire risk method statements, manufacturer specs and warranty terms issued at award stage. ISO 9001 / SafeContractor / CHAS certificates on request.
Can you work around live operations?
Yes — most of our commercial work is phased around live trading or production. Weekend, evening, or shutdown work as required, with daily reports.
Do you work with FM contractors as a sub-contractor?
Yes — that's a growing part of our book. We integrate with your CAFM workflow (Concerto, Concept Evolution, Maximo, FSI, MRI, etc.), respond to tickets, and feed back updates in the format you need.

Domestic: usually within 24 hours. Commercial / tender work: within 5 working days.
Do you handle the planning side?
Most flat roof replacements don't need planning permission (permitted development), but Building Regs apply. We handle the Building Regs side as standard. For listed buildings or conservation areas, we'll flag it and advise.
