The Challenge

Our before photos, taken on 5 March 2025, show a roof that had been patched for years. The grey mineral felt was worn through in places, with moss and staining across the surface and dark patches where repairs had been laid over the top. A different, darker felt covered the other wing of the L, so the roof was two materials meeting at the corner. An L-shaped roof is more work than its size suggests. The corner, the joins to the house wall and the long run of open edge are where water gets in first, and where a patched felt roof usually gives up.

Our Solution

Every replacement we do starts the same way: the old roof comes off, the deck underneath is checked and any soft boards are replaced, and the waste is bagged and taken away. Then the new roof goes on as one system instead of two. Here that meant dark grey Fatra single ply across both wings of the L, turned up the house walls as upstands, with black edge trims round every open edge so rainwater drips clear of the brickwork.

The Outcome

One roof instead of a patchwork. The after photos, taken on 22 March 2025, show a single dark grey surface over the whole L, with crisp black edges and no old laps left to lift. From the windows above, it now looks like part of the house rather than a run of repairs.

When patching stops making sense

Patches on a felt roof are a sign the felt itself has reached the end. Each one fixes a single leak, but the felt around it keeps ageing, and after a few years you are paying for repairs on a roof that needs replacing. Our guide to flat roofs in winter, and when to replace one covers the signs, and flat roof replacement explains how we do it.
