What Is Single Ply Flat Roofing? A South Yorkshire Guide

If you have a flat roof anywhere in South Yorkshire, sooner or later somebody will recommend “single ply” to you, usually right after your old felt or fibreglass roof has started letting water in. This guide explains what single ply flat roofing actually is, how it goes on, what it costs around here, and why it has quietly become the standard system on everything from Kilnhurst garages to 28,000 m² commercial roofs.

No jargon, no sales pitch. Just the explanation we give customers at the kitchen table after a survey.

The short answer

Single ply flat roofing is a waterproof membrane, usually 1.5 to 2 mm thick, made of PVC or a similar polymer, laid across your roof in large sheets and heat-welded together at the joins. One layer does the whole waterproofing job, which is where the name comes from. The welded seams are the key: hot air fuses the sheets into what is effectively one continuous skin, with no glue, no torch-on bitumen, and no resin to go brittle.

It is the same family of roofing system used on Wembley Stadium, the Emirates, and the Google data centre at Waltham Cross. The membranes on those buildings come off the same production lines as the one that goes on a garage in Rawmarsh. The difference is never the material. It is who installs it.

How a single ply roof is actually built

A typical replacement on a South Yorkshire home goes like this:

1. Strip out. The old felt, GRP or asphalt comes off, down to the deck. We check the timber or OSB underneath and replace anything soft. Around here, on roofs that have been leaking a while, soft decking turns up more often than people expect.
2. Vapour control layer. A membrane that stops warm, moist air from inside the house getting into the roof build-up and condensing.
3. Insulation. Rigid PIR board, typically 120 to 150 mm on a full warm-roof build. Building Regulations require replacements to hit a U-value of 0.18 W/m²K, so if your current flat roof dates from the 1970s, the insulation upgrade alone will be noticeable on your heating bills.
4. The membrane. Mechanically fixed through to the deck, or fully bonded with adhesive, depending on the roof. Every lap is then hot-air welded. On a good install, you can pour water over a seam all day and nothing happens, because there is no seam in any meaningful sense. The sheets have been fused.
5. The detail work. Upstands carried up walls, trims at the edges, welded collars around pipes and rooflights. This is the part that separates a roof that lasts 40 years from one that leaks in five, and it is the part cowboys skip.

Most domestic jobs take one to three days. You do not need to move out, and on most jobs you do not even need to be in.

Why it suits South Yorkshire roofs specifically

We have spent fifteen-plus years on flat roofs between Sheffield and Doncaster, and the local housing stock tells one consistent story.

The 1960s and 70s felt roofs are dying. Whole streets in Rotherham — East Dene, Clifton, the terraces around the town centre — have felt-on-timber back extensions and outhouse roofs that were already replaced once in the 1980s and are now failing again. Felt loses its oils, goes brittle, and cracks at the laps. Patching it buys months.

The 2000s GRP boom is coming home to roost. The extension boom of the 2000s and early 2010s put fibreglass on thousands of roofs across Sheffield suburbs like Dore, Ecclesall and Crookes, the newer estates around Wickersley, Bramley and Maltby, and the infill developments across Doncaster. GRP is rigid. Buildings move. Ten to fifteen years on, those roofs are cracking at the seams, and we now spend a good share of every month stripping them out. We do not fit GRP at all, and that is a deliberate decision, not a gap in our training.

The weather here is a flat roof stress test. South Yorkshire sits on the eastern edge of the Pennines: wet westerlies, proper freeze-thaw cycles every winter, and the odd summer week in the high twenties. Rigid systems crack under that expansion and contraction. A single ply membrane flexes with the building instead of fighting it, which is exactly why it copes with a Yorkshire winter better than resin or bitumen ever has.

What single ply costs in South Yorkshire

The warranty question

This is where single ply genuinely separates itself. On a full installation we register a 20-year manufacturer-backed warranty on the membrane, in your name, with the manufacturer, plus a 20-year workmanship guarantee from us. Both transfer if you sell the house. Commercial specifications can carry manufacturer warranties up to 25 years.

That manufacturer backing only exists because accredited installers had to train on the system to be allowed to fit it. Nobody underwrites a felt roof for twenty years, and nobody at all underwrites a cowboy’s GRP.

That matters for one practical reason: different roofs suit different membranes, and a roofer tied to a single brand fits that brand whether it is right for your roof or not. Quick answers

How long does a single ply roof last? Modern membranes are tested to 40+ years in UK conditions. With the drains kept clear, the membrane usually outlasts the building it is on.

Can you walk on it? For maintenance, yes. For regular access, a balcony or a roof terrace, we install a defined walkway layer or paving build-up on top.

What does it look like? Clean and flat, typically in light grey, slate grey or anthracite. No chippings, no streaky resin, no patchwork of repairs. Most customers think it sharpens the look of the whole extension.

Is it noisy in rain? On a proper warm-roof build-up, no. The 120–150 mm of insulation between the membrane and your ceiling deals with that.

Can it be repaired if damaged? Yes, and this is an underrated advantage: a punctured single ply roof takes a welded patch of the same material, which fuses into the original membrane. Compare that with GRP, where a crack repair is glue on top of a system that is already failing.
